Alternative living in the form of mobile homes and tiny houses is becoming more popular, mainly because it promises speed and lower costs. A persistent myth is that any meadow or garden will do because the unit “has wheels” or isn’t permanently fixed to the ground.

Under Czech law, however, a mobile home is generally treated as a product that performs the function of a building. In practice, that means that even if you deliver it on a truck, you still need to comply with zoning and planning rules. The first condition is that the land must be designated as developable in the zoning plan, either for permanent living or for recreational use.

A key requirement for legal placement is alignment with the rules introduced by the new Building Act effective from 2024. If your mobile home or tiny house does not exceed 40 m² of built-up area and 5 meters in height, it can fall into a category of structures that do not require a building permit or notification, provided it is placed in compliance with the zoning plan. That said, setback distances (often 2 meters from the neighboring boundary) and fire-safety rules still apply.

The building authority may also assess whether the object disrupts the architectural character of the area, which can be a discussion point for non-traditional tiny houses in some locations.

Utilities are another major theme. For full-time use, you need water, electricity, and wastewater disposal. If the plot does not have connections, the cost of building them can consume a large part of the budget. Even where the law simplifies the process for sub‑40 m² structures, it does not remove the need to demonstrate safe and compliant infrastructure solutions.

Technical site preparation matters as well. A mobile home still needs a stable base, commonly concrete pads, ground screws, or a gravel bed, to avoid uneven settlement.

A critical point is logistics and access. Delivery typically involves heavy equipment and oversized transport. Narrow streets, tight turns, or low underpasses on the route can make it impossible to get the unit onto the parcel. Before purchasing, verify the full route and the load-bearing capacity of the terrain at the unloading spot.

If you consider an off-grid variant (no utility networks), you must have an approved approach to waste handling and a reliable source of drinking water, parameters that authorities treat as essential. Thorough preparation and consultation with the building authority remain the best path to a successful build.
